Family businesses can be tricky, but with the right mix of respect, appreciation, support and planning, these companies can last for generations. Alfred Sanzari Enterprises understands this well, but has managed to become one of New Jersey’s premier office, residential, industrial and hospitality developers and property managers, while also being in its third generation of Sanzari family management. And its quality work has not gone unnoticed – just this year, Alfred Sanzari Enterprises was named the top commercial real estate developer in New Jersey in the NJBIZ Reader Rankings, and President and CEO David Sanzari was inducted into the NAIOP New Jersey Hall of Fame.

“Our family’s consistent focus on integrity and trustworthiness in every project that we’ve ever developed or pursued has allowed us to craft a reputation that is unique and unparalleled in the industry,” COO Ryan Sanzari says. “When a town or community is working with us, they know Sanzari will own the property in 10 years, 20 years, 65 years, and we pride ourselves on that reputation because it enhances our relationships with towns and municipalities. We finance everything, do our own development, our own work and we have no outside investors. The company’s dedication to owning its properties for the long term is reflected in the materials it uses and the methodology employed in the construction of its projects. This has yielded management of more than 6 million square feet of real estate with more than 200 commercial tenants and 540 residential tenants. Sanzari notes he worked for the company as a laborer in high school, picking up scrap metal and learning all he could from the guys in the field. After college, he went into politics for a bit, but came back to the family business eventually and says he was hooked.

“Our long-term ownership of our assets allows us to maintain our reputation as we build these buildings,” he says. “Our hope is that our children and our grandchildren’s grandchildren will take ownership in them, as well.”

Long-Term Success

Alfred Sanzari Enterprises demonstrates its commitment to longevity in every project it builds, but one of its recent developments is a prime example of the quality it brings to its work. Located in Teaneck, N.J., in a prime location just three miles from the George Washington Bridge, the Glenpointe Complex offers 650,000 square feet of premier office space in an upscale, Class-A setting. The 50-acre campus has proximity to all local airports and major thoroughfares, and on-site amenities include the 26,000-square-foot Glenpointe Spa and Fitness Center, a full-service bank, a cafeteria, restaurant, wine bar, lounge, abundant covered parking and 24/7 security.

The Glenpointe Complex offers a 350-room, full-service Marriott at Glenpointe Hotel, as well as a new 350-room, dual-branded hotel from the Hampton Inn & Suites by Hilton and Homewood Suites by Hilton brands. The dual-branded hotel demonstrates the Alfred Sanzari Enterprises dedication to excellence with a striking glass tower exterior, in addition to its quality finishes.

“Originally this was not going to be a floor-to-ceiling glass tower,” Sanzari explains. “It’s not like this is the Manhattan skyline, and the original renderings are nothing like what it is now. But we love it – glass is sustainable and gives off an incredible aesthetic appeal. You drive over the George Washington Bridge from New York City and you pass by the hotel – even on a cloudy day you can see the sky reflecting off the building. It also has a louvered garage system, and we used a very special, unique system that we felt was very sleek and modern, complementing the glass above it well.”

The hotel’s lobby is on the ground floor, then there are three levels of parking, and the tower starts above that. Sanzari notes the design of the garage brings in a lot of fresh air, so emissions from the cars don’t linger or affect the hotel rooms.

The company originally planned for this piece of the Glenpointe property to be another office building, but rising costs made development unfeasible for the kind of office Alfred Sanzari Enterprises wanted to offer. Sanzari explains the dual-branded hotel represented the best use for the site and was the best option for the campus’s long-term success.

“The dual-branded hotel complements the existing Marriott with a Hilton flag on the property,” he says. “It allows us to better meet the travel needs of any guest coming to the area with one centralized location. Additionally, the interior finishes are incredible, and when you walk in, it’s truly breathtaking.”

He adds that the design and finishes of the hotel are a nod to the Sanzari legacy. “The modern yet timeless exterior and interior partially pay homage to Manhattan and what so many people see when they drive on the West Side Highway,” he says. “But it also pays homage to Alfred Sanzari. The office building I work in was built in the 1980s, but it still pops as a modern development with a glass-and-stone façade. Our developments really show who we are.”

Humble and Focused

Alfred Sanzari Enterprises is always looking for new opportunities for developments, and the team recognizes its longevity is due in large part to its ability to adapt and evolve existing spaces to meet the needs of the market. As a result, the company will continue to find ways to better align spaces to the needs of office users and hotel guests, ensuring Class-A service across the board.
